We’ve built our software from the ground up with small and large, independent landlords in mind. Since the very beginning, we’ve been meeting with property owners for direct feedback on which features matter and which don’t. We’re proud to say that we have a product our landlords and their tenants love. Innago is also free to use for landlords and property owners, yes you read that right! Our entire suite of features, from online rent collection to tenant screening, comes at no cost to landlords. We also know independent landlords and property managers pride themselves on their hands-on approach, and we do too. Split Fee is the first purpose-built platform for split fee recruitment in the UK. Instead of relying on LinkedIn groups, WhatsApp messages, and manual agreements, agencies upload their candidates and vacancies and the platform automatically matches them across agencies.

Candidate identities are revealed gradually; anonymised at first, then progressively disclosed as both sides accept, so agencies can collaborate without the risk of circumvention.

Too many property management applications are overwhelming, bloated with unnecessary features that drive up the cost and turn their software “solution” into a software problem. From day one, we've met and collaborated with landlords of all sizes to produce software that is free, effective, and efficient.

Most "split fee networks" are just directories or social groups where agencies post and hope someone responds. Split Fee is an actual matching engine. It scores candidate-vacancy pairs, handles the legal agreements (non-circumvention, self-billing), automates invoicing and fee splits, and manages the entire placement lifecycle from match to payment. Everything that normally requires trust, phone calls, and spreadsheets is handled by the platform.
