Start by looking on loopnet.com to see what commercial spaces in your area are going for. Remember, when looking at rent costs, there is often something called triple net (or NNN) which covers variable expenses for the landlord and can add another $1-2/sf/mo to your cost. Before Rich made Clojure for the JVM, he wrote dotLisp[1] for the CLR. Not long after Clojure was JVM hosted, it was also CLR hosted[2]. One of my first experiences with ML was F#[3], a ML variant that targets the CLR. Oh yeah.
