Why did I build it? Paying 15% total annual rent is ridiculous... I've never paid a broker fee. I just find a listing I like, research who the landlord/property manager is (using justfix.nyc or https://opendata.cityofnewyork.us/) and call them directly to rent without a broker. NYC has some surprising transparency in many of its public processes (https://opendata.cityofnewyork.us). The most useful database might be the Department of Buildings permits data--everyone making any kind of structural change to an apartment has to file for a permit and even apartments owned by LLCs surface the real names behind them.
