Unitlo's answer

Unitlo was built after extensive interviews with US small landlords. One pattern came up over and over: first year as a landlord, sit down at tax time with a shoebox of receipts, a notes app of dollar amounts with no context, and a folder of half-saved PDFs. By April, the CPA has reconstructed about $3,200 in deductions from bank statements and best guesses. The spending was real - the records just didn't survive the gap between paying the plumber and reconciling on a Sunday.
