Questions & Answers

As answered by people managing PocketLeads and DeveloperToolStack.

What makes your product unique?

PocketLeads's answer

PocketLeads is Florida-only by design. New probate, divorce, pre-foreclosure, and eviction filings are pulled directly from county courts and public records and appear in your dashboard the next business day — already matched to the property, with valuations, equity estimates, FEMA flood data, and skip-traced owner phones and emails. Instead of licensing national data feeds that arrive weeks after filing, PocketLeads goes deep on Florida counties so investors and agents can reach motivated sellers first.

Why should a person choose your product over its competitors?

PocketLeads's answer

Speed and depth. National platforms license court data that can arrive weeks after filing; PocketLeads surfaces new Florida filings the next business day, matched to the property with equity estimates and skip-traced contacts. You pay only for the counties and lead types you need, starting at $39/month, with a 5-day free trial and no contracts.

How would you describe the primary audience of your product?

PocketLeads's answer

Real estate investors, wholesalers, house flippers, and agents working in Florida who want early access to motivated-seller leads from probate, divorce, pre-foreclosure, and eviction filings.

What's the story behind your product?

PocketLeads's answer

PocketLeads was founded in November 2025 after seeing how stale most "motivated seller" data is by the time investors receive it — national platforms license court data that arrives weeks after filing. PocketLeads pulls new Florida filings directly from county courts and puts them in the dashboard the next business day. Florida-only on purpose: depth over breadth. Headquartered in St. Petersburg, Florida.

Which are the primary technologies used for building your product?

PocketLeads's answer

A modern web stack: Next.js and React on the front end, a Python/FastAPI backend, and PostgreSQL with PostGIS for geospatial property data, running on AWS
