LetSorted is property management software built for UK self-managing landlords with 1โ€“5 properties โ€” the 1.4 million people who manage their rentals independently, without a letting agent.

Most landlords still rely on spreadsheets, folders and WhatsApp. LetSorted replaces all of that with a single platform that covers the complete tenancy lifecycle โ€” and automatically builds a court-ready evidence trail as you go.

Key Features

AI Tenant Screening โ€” Invite candidates to upload bank statements. AI analyses income stability, affordability, debt load, gambling activity and spending patterns. Works for any applicant, including those without UK credit history.

Move-in & Periodic Inspections โ€” Room-by-room photo documentation, reviewed and signed by both landlord and tenant. Timestamped PDF generated automatically. Your strongest evidence in any deposit dispute.

Compliance Tracking โ€” Gas Safety, EPC, EICR and other certificates tracked with expiry alerts. Missing certificates can invalidate a Section 8 notice.

Rent Tracking โ€” Full payment history with late payment flags and automated reminders.

Maintenance Logs โ€” Every request timestamped and tracked from submission to resolution. Immutable audit trail.

Tenant Portal โ€” Tenants access documents, submit maintenance requests and review inspections โ€” no app required.

RRA 2025 Compliant Contracts โ€” Assured Periodic Tenancy agreements, digitally signed with IP address and timestamp.

Questions & Answers

As answered by people managing GNU Emacs and LetSorted.

What makes your product unique?

LetSorted's answer:

LetSorted is the only property management tool built specifically for UK self-managing landlords that automatically builds a court-ready evidence trail as you manage. Every inspection is signed by both parties, every maintenance request is timestamped, every rent payment is logged โ€” so if a tenancy goes wrong, your evidence is already there.

Why should a person choose your product over its competitors?

LetSorted's answer:

Most UK landlord software focuses on accounting and rent tracking. LetSorted covers the full tenancy lifecycle โ€” from AI-powered tenant screening to move-in inspections, periodic checks, maintenance logs, and a one-click Dispute Evidence Pack. It's also the only tool built around the Renters' Rights Act 2025, with RRA-compliant contracts and Section 8 evidence support built in.

How would you describe the primary audience of your product?

LetSorted's answer:

UK self-managing landlords with 1โ€“5 properties who currently juggle spreadsheets, folders, and WhatsApp. They don't want to hire a letting agent, but they do want to stay compliant and protected โ€” especially after Section 21 abolition.

What's the story behind your product?

LetSorted's answer:

The founder moved to the UK in 2022 and spent two weeks navigating paper forms and photocopied contracts just to rent a house. Three years later, researching buy-to-let investment, he couldn't find software that would protect a small landlord under the new Renters' Rights Act. So he built it โ€” first for himself, then for everyone.

Which are the primary technologies used for building your product?

LetSorted's answer:

Next.js, TypeScript, PostgreSQL (Supabase), Prisma, Stripe, Resend, Claude AI (Anthropic), pdf-lib, Tailwind CSS. Hosted on Vercel with EU-based data storage.

Who are some of the biggest customers of your product?

LetSorted's answer:

Early stage, currently onboarding first users via Product Hunt launch.
