Questions & Answers

As answered by people managing DoorLoop and Kelpic.

What makes your product unique?

Kelpic's answer:

Kelpic is one of the few property management platforms that includes property inventory management, letting managers track inventory used during maintenance requests. Most platforms in the industry lack this entirely. Kelpic is also built on a modern Go, React, and PostgreSQL architecture delivering sub-second response times, while many established competitors rely on legacy systems with multi-second load times.

Why should a person choose your product over its competitors?

Kelpic's answer:

Speed, pricing, and features that competitors overlook. Kelpic delivers sub-second performance across the platform, compared to competitors where basic operations can take several seconds. Pricing starts at $2.25 per unit per month with no long-term contracts, undercutting most major players. And Kelpic includes property inventory management and real-time owner visibility into maintenance, two capabilities that are rare in the market.

How would you describe the primary audience of your product?

Kelpic's answer:

Residential property managers and landlords managing rental portfolios ranging from a single unit to 2,500 or more. This includes property management firms looking for a fast, modern platform, independent landlords who want simplicity without enterprise complexity, and property owners who want real-time visibility into how their properties are being maintained.

What's the story behind your product?

Kelpic's answer:

Kelpic was founded in 2024 in Greenville, SC by Michael Gardner and Elias Witt. After seeing firsthand how slow, clunky, and overpriced existing property management software was, they set out to build something better from scratch. Rather than patching together legacy code, they built Kelpic on a modern tech stack designed for speed and simplicity. Kelpic is preparing to launch in June 2026.

Which are the primary technologies used for building your product?

Kelpic's answer:

Go for the backend, React for the frontend, and PostgreSQL for the database. Payments are processed through Stripe Connect. The site is built with Astro and Tailwind CSS.

Who are some of the biggest customers of your product?

Kelpic's answer:

Kelpic is a pre-launch startup preparing to launch in June 2026. We are currently seeking property managers to join as Founding Members with exclusive early pricing at $1.50 per unit per month.

You must also nail down your budget and get a more accurate cost estimate for your building project. For instance, you must not forget about allocating a budget for contingency. It will give you enough wiggle room in case of sudden changes, such as the cost of materials and even theft or burglary. Ideally, you must set aside 10 to 15% of your total budget for contingency.
