To afford an average 1 bedroom apartment in Denver and not be rent-burdened, you need an income of $5280 (heh) a month. $3541.66 a month supports a rent of no more than $1180 a month. There are quite a few rental platforms these days. Apartments.com is one and so is Zillow Rental Manager and rent.com and zumper.com and rentals.com to name just a few. I've read a lot of advice to always seek out purpose built rental (PBR) units. However this exact phrase doesn't exist on sites like realtor.ca, zumper.com padmapper.com etc. However some of them has a "apartment" choice. Does this always mean purpose built rentals? There are companies that can source an apt for you. Of course, they charge, but that can be paid by the mgmt company that is looking for prescreened applicants OR by you as a finder's fee. Usually, the cost is tied to the rental rate (like 1 month's rent). While it may seem a high cost, but when you think in terms of your time and energy, it can be worth it. Zumper.com is how I found my place. I don't think you will find anything for the $1500-$1700 range, but maybe if you are lucky! There are also alot of basement suites I've seen on facebook marketplace if you are open to that - and they are a bit more affordable I think. We needed one that allowed animals so it was even harder to find one - but we managed! 2 bedroom apartment for $1795 + parking + hydro + internet.... Source: over 2 years ago
Hi, also an incoming grad student. There are lots of people posting on the UVA housing facebook. I also saw places with roommates ranging from $500-800 on apartments.com, realtor.com zumper.com etc. https://www.brac.com/ has a bunch of listings from companies in Charlottesville. I found a too good to be true bedroom on zumper.com, and this company "Richview Flats" contacted me giving me the pricing, amenities, etc. I haven't found any reviews or info about the company, just a website. I found that Padmapper.com, zumper.com, and viewit.ca were the most comprehensive, helpful and up-to-date when it comes to aggregators. They are each slightly different though. Source: about 3 years ago
