One potential solution is to limit showing to one day of the week, then give applicants a chance to apply on the spot (a service like mysmartmove.com that they pay for can give you a fast response) and allow them to make their deposit and sign a lease the same day. Source: over 3 years ago
Thank you so much! A great real estate investor you are. I experimented a little bit at mysmartmove.com and myrental.com with a couple of emails and they works exactly like what you described. I have just sent out my applications to the grad students from myrental.com. I chose my myrental.com simply because I see that it costs a little less than mysmartmove.com . Just trying to help the college kids save a few bucks. Source: over 3 years ago
I'll type slow... mysmartmove.com You create an account, when applicants give you name and email, you fill out that info on the website. The applicant pays the fee, enters their SSAN and verified their ID. Then, you get a report on their pay, credit and criminal history based on TransUnion searching them. You never see their SSAN. Which, if that info were ever compromised, I would worry about liability. Source: over 3 years ago
Mysmartmove.com run by TransUnion. You never see the SSAN and get a report they can't edit. Source: over 3 years ago
Also rentcheck.com and mysmartmove.com are websites that vet tenants for a minimal fee. Source: over 4 years ago
I have listings on Apartments.com and I see it gives renters the option to submit an application directly there. When I view their applications, I also see details on credit and background history. The credit info seems ok but the criminal reports are usually empty and say "no records found". It just seems a little too convenient for me to trust. Not trying to bash the website, I'm just used to paying for these... Source: over 4 years ago
I use mysmartmove.com to screen tenants. It's operated by one of the three major credit bureaus. Potential tenants click on a link to authorize you to receive their background check and credit report. You will specify what level of report you're requiring. I require all the reports, which allows me to see their credit history, arrest history, and eviction history. Source: over 4 years ago
I use TransUnion mysmartmove.com to screen applicants. It does credit check, background check, and best of all you can send the link to the applicants for them to fill out / pay and you don't have to do a thing. Source: almost 5 years ago
I use mysmartmove. It's worked great over the years. I make the applicant pay for it. I print the report and keep on file for each tenant accepted. Source: over 5 years ago
I like mysmartmove.com. No fee to landlord, applicants pay the fee. Source: over 5 years ago
I second this! I use My Smart Move and it’s been a life saver. You or the prospective tenant can foot the bill (it’s $40 I think depending on the depth of the report). Source: over 5 years ago
