  • Can not find a rental what happens next?
Your best bet is to get an individual landlord to trust you. Most property management companies will ignore someone with a 550 credit rating. They will certainly take the application then ghost you. Yours is very good but the credit trust goes with the income earner. I had a friend who did this whose credit rating was 600 after filing a consumer proposal (similar to bankruptcy for debts), it worked. He viewed... Source: 10 months ago
  • Is "university living" for student housing legit?
The weekly ones or monthly ones - these are condos on strata.ca. You'll likely get a random roommates, might work out, might not. For example the one at 39 Roehampton, a 3 bedroom which charges $295 a week. The landlord gets to rent the whole condo for about $4500. That used to be a better profit than one lease. Alternatively, you could rent a 2 bed and find your own roommate for the same or less today. Source: 10 months ago
  • Anyone have any experience with Strata? Is it legit?
No difference. Realtors get paid the equivalent of one's month's rent for finding a tenant. I tried strata's, good at sending listings, not so good at helping secure a place. Then after trying 3 more realtors, decided to do my own research and just contact the realtor or brokerage related to the property on strata.ca. Realtor's bread and butter is sales, lots more money than helping a renter. So this time of year... Source: 10 months ago
  • Client vs Customer with Realtor
Yes this is normal and happens often. Most looking for rentals search sites like condos.ca, strata.ca then contact the realtor representing the property directly. Source: 10 months ago
  • How to budget for toronto?
The realtor will help you but only with rentals on real estate sites. Not with all rental buildings (there are a few) and not with private landlords on kijiji. The all rental ones are called purpose-built rental buildings here in TO. Realtors get paid the equivalent of one month's rent. Some tend to show you the ones they sold to investors first and promised rent covers expenses. You don't have to be exclusive. ... Source: 10 months ago
  • Unit is rent controlled but landlord wants to increase (Repost from askTO)
Check r/torontorenting for similar cases. You're not alone, this is happening with those who chose a variable mortgage rate and with those whose fixed rate mortgages are up for renewal. I would check the condo's history on strata.ca and I think you'll see his mortgage is up for renewal. That's why he's panicking and trying to bully you into paying more. Source: 10 months ago
  • Where is the best place to start when moving to Toronto?
I like strata.ca and kijiji listings. The first is realtor represented, the second landlord only. A realtor can help you look. Most show their own client's properties first that they've sold to. They earn the equivalent of the first month's rent paid by the owner, free service to you. There are a few more sites, tips on the above subreddit. Source: 11 months ago
  • After 2 years in a rent-controlled unit, landlord requests a 25% rent increase
Like you, they added that the new amount was below what other similar units were renting for today. Yah, I know, unbelievable how insanely overvalued rents are. Although I do live on Bay St downtown. I listened to the hardships with the increase in condo fees, property taxes, interest rates and offered $200 extra which was accepted. I had previously looked up what my landlord paid for the property to better... Source: 11 months ago
  • Trying to find a place near TMU— What should I expect? Is this the norm or am I going at it all wrong.
It's best to look for places on kijiji, viewit, or strata.ca. $1600- $1800 tells me you're looking at places just east of TMU next to the unsafe areas with addicts. Anything decent today, no bugs, starts at $2000 for a studio, one bedrooms are $2300-$2500. Because of these insane overvalued rents, it has attracted a few scammers. Source: 11 months ago
  • In protest of rising cost of rentals, renters should start spray-painting the rent for units over 20 years on the exterior.
Historical rents are listed on strata.ca and condos.ca. Last year, 2022, there was a push to remove all history from those sites supported by the real estate association. It wasn't successful. Source: 11 months ago
  • Damage to property?
You could negotiate lower since the unit already had some wear before you moved in. You could look at when it was first rented on strata.ca to determine possible age of the flooring. Often owners choose cheaper materials which look good at first but don't last. The lifespan of bamboo flooring is 10 to 25 years. Source: 12 months ago
  • Moving from Dallas, Texas - Where to live in Toronto?
Parking is often included in the price. Otherwise, they add $150-200 to the rental price. I sold my SUV and rarely miss it - public transit is much better than American cities other than NYC - I moved from Alberta aka Texas of the north! These are my fav sites to look for housing - strata.ca and kijiji. Craigslist is mostly scammers here. Source: about 1 year ago
  • Tips to surviving with no house in Toronto?
It sounds like you want to live together but there is dorm life - have you checked out UofT summer residences? What part of the city is your internship - I may have more ideas. Also what is your maximum limit on rent? There is certainly low supply, but there are also all rental buildings, not listed on sites like strata.ca and sublets on kijiji. Source: about 1 year ago
