Does the rent cap applies to short term rentals like airbnbs? Or I'd try turning it into a "studio space" and list it on peerspace.com as a possible film/production set or photography studio or event rental, etc. Since it's empty I presume (or mostly empty?), lofts are usually very desirable for creative professionals, and it could make you a quick buck that way to alleviate the mortgage... I've seen weddings at breweries, zoos, aquariums, museums, art galleries, restaurants, etc. Pretty much anywhere people can gather you can throw a party.
