Spaiceman uses AI to optimise workplace space allocation based on a set of plain English AI Rules. Once optimised, the allocation can be automated and new seat/neighbourhood assignments are sent to each employee via an Employee Portal. Spaiceman monitors external enterprise systems and re-stacks floors if/when employee data changes. It can also communicate changes to downstream enterprise systems. The app was designed to dynamically adjust the supply of space to changes in demand in real-time.

What's the story behind your product?

Spaceman Solutions was founded by David Mutch. David's background can be summarised as follows:

10 years in IT leadership roles after completing half a computer science degree 15 years in Head of Property roles after completing a Commerce/Management degree. David led APAC-wide Property teams of up to 150 people, 360,000 sqm, 30,000 employees and 150 locations. 6 years as a Workplace Strategist specialising in workplace innovation and delivery excellence (Lean Six Sigma) within activity-based agile workplaces. In 2006 David helped build Australia's first activity-based workplace (Workplace 6 at Piermont) for Accenture. He then spent the next eight years building and managing workplaces where eight people shared one desk. That meant trying to manage a complex, ever-changing demand profile across a very limited supply of space. There had to be a better way.

This supply and demand challenge worsened in 2014 when David took a role at Westpac Bank, where he had the daunting task of co-ordinating the space allocation of over 30,000 employees to 41 offices nationwide as Westpac transitioned to ABW. That task involved a team of five co-ordinating a seconded team of fifty, who in turn liaised with five hundred EAs โ€” without software. There had to be a better way.

David then took on a contract at The Star Casino to help build their ABW head office. The project was ahead of schedule until it came time to stack the floors (allocate space) to the incoming cohort of employees. The first attempt delayed the project by six weeks, and the second attempt took another eight weeks โ€” costing The Star heavily due to the downstream effect on BAU operations and construction. It was a political and logistical nightmare; there had to be a better way.

The seed for spaiceman was planted in 2006; the idea fully crystallised in 2017 when David committed to creating software that automated balancing workplace demand and supply in real time using AI. After securing corporate interest and seed funding he was set to go โ€” but needed someone who had actually finished their computer science degree to invent the AI and write the code. Given the investors' requirement to put everything on the line financially, with no guarantees, David decided the risk was too high at that time.

David then took national Property leadership roles at Perpetual and Lumus Imaging. In both cases he desperately needed spaiceman to rationalise and monetise a large tranche of latent space (millions in opportunity cost at Perpetual) and to plan the new Lumus head office space allocation.

In August 2025 David signed up to ChatGPT on a whim and started experimenting. Two days later he had a working MVP for spaiceman โ€” the AI now exists and writes the code. Eight months later he's authoring About statements in the third person for the About page in spaiceman.

Spaiceman follows a set of AI Rules you create in plain English, โ€˜make sure marketing sit near storageโ€™, โ€˜place an intern in each neighbourhoodโ€™, โ€˜people who work one day a week get hotdesksโ€™. Create any rule you like and spaiceman obeys.

Spaiceman works with your existing booking system (the ai books the seats for you) - or replaces it entirely. How much time do your people waste finding a desk, let alone the wrong desk ?

Spaiceman doesnโ€™t measure office utilisation, it controls it based on your business goals. Goodbye utilisation tracking systems.
