There's a great website: renthop.com that I used to find off campus housing around the campus at the last minute. My roommates however had panicked way in the beginning because they thought we wouldn't be able to find a place, and instead got a spot where they're both paying $800 per person, per room, not including some utlities instead of sharing an apartment/townhome together as planned. Start by looking on loopnet.com to see what commercial spaces in your area are going for. Remember, when looking at rent costs, there is often something called triple net (or NNN) which covers variable expenses for the landlord and can add another $1-2/sf/mo to your cost.
