It's built around the room, not the apartment. Other landlord tools assume one apartment let to one tenant on one lease. Plinthos handles a single flat with several rooms, multiple tenants, and bills that get split every month. The tenant side is free and tenants join with one link, so the product spreads on its own.

Why should a person choose your product over its competitors?

Most competitors are single-sided landlord tools for whole-flat leases. Plinthos covers the messy part they skip: per-room pricing, multiple tenants per flat, automatic bill splitting (equal, by days or by square meters), deposits with a guided check-out, and built-in chat. Both sides get an app, the tenant one is free forever, and it works across countries, currencies and five languages on iOS, Android and web.

How would you describe the primary audience of your product?

Small, independent landlords with 1-3 properties who rent out individual rooms, usually to students and young workers in shared flats or co-living. Their tenants are the second audience and use Plinthos for free.

What's the story behind your product?

Plinthos.app's answer

It started from watching small landlords run room rentals on a WhatsApp group, a spreadsheet and the calculator app, losing an evening every month figuring out who paid rent and who still owed for the gas bill. Every tool out there was made for renting a whole apartment to one tenant. Plinthos was built to fit how rooms are actually rented: several tenants, split bills, deposits, all in one place.

Which are the primary technologies used for building your product?

React Native and Expo for the iOS and Android apps, a React web app, and Supabase (Postgres, auth, storage, edge functions) for the backend. RevenueCat handles subscriptions across stores, Paddle handles web billing, Cloudflare hosts the web app, Sentry covers error tracking, and bill scanning uses Google Gemini.
