Ordus is a free property market research tool for Australia. It charts every NSW suburb's median price history from 1990 to present, ranks 8,000+ suburbs by yield, growth, days on market, sell through rate plus 60 more in a screener, estimates property values from sold comparables, and overlays macro signals like the RBA cash rate and migration directly to th chart.

Built on the NSW Valuer General bulk sales dataset (public record) plus our own scaped data. Unlike commercial alternatives that paywall pre-aggregated estimates, Ordus shows the underlying government data with proper data hygiene โ€” a settlement-lag filter, 3-month smoothed monthly medians, and 3ร— outlier rejection. That filter fixed fake recent "price cliffs" affecting ~13% of NSW suburbs in raw published data.

The real engineering is the data layer โ€” an automated Python pipeline that ingests and cleans primary sales records (NSW Valuer General) and market data into one consistent dataset, with settlement-lag filtering, smoothing and outlier rejection so the numbers are honest. It refreshes on a schedule to stay current and is built to extend state by state as Ordus rolls out nationally. The front-end is a fast, self-contained HTML/JavaScript terminal with client-side charting โ€” no heavy backend; the hard work is in the data.

One day I went looking for a way to clearly show a client how interest rates had affected property prices historically โ€” something to give comfort about future uncertainty. I couldn't find one. That got me thinking: why? The data is there, and as a property professional I had paid access to every tool on the market โ€” yet none of them offered this. So I started building Ordus โ€” NSW today, the rest of the country next.
