Nestwise runs on Telegram, so tenants don't install anything new. They get rent reminders, pay by UPI or bank transfer, and send the payment screenshot to the bot, which reads the amount and reference automatically. The owner verifies with one tap and the receipt goes out instantly. It also covers the part most tools skip: the move-out, with an itemised deposit settlement and a PDF the tenant acknowledges. Tenants without a smartphone can be managed entirely by the owner.

I rent out 21 units in Bengaluru. Rent collection meant chasing people on WhatsApp, deposits lived in a notebook, and every tax season was a scramble to reconstruct a year of payments. Existing tools were built for property managers with large portfolios or expected every tenant to install an app and keep it installed. So I built what I needed: reminders and receipts that reach tenants where they already are, and a record that's ready when the tenant moves out or the tax return is due. I still run all 21 units on it, which is why the awkward parts, like deposit settlements and part-month rent, are handled rather than left out.

TypeScript throughout. The web portal is Next.js 15 on React; the Telegram bot uses grammY on Node.js. Data is in PostgreSQL with Prisma. Payment screenshots are read with self-hosted Tesseract OCR. Everything runs in Docker on our own servers, with no third-party analytics or data processors handling tenant data.
