What makes your product unique?

Landlii's answer

Landlii is the only rental management tool built around the CRA T776 form. Every expense you log is classified as capital or operating, Capital Cost Allowance classes are suggested automatically, and at tax time the whole year exports as a T776-ready PDF and CSV with every line number mapped correctly. Province rent rules for Ontario, BC, Alberta, Quebec, Manitoba and Nova Scotia are built in and updated every January. It is priced in CAD for landlords with 1 to 10 units, not a US tool with a Canadian flag added on.

Why should a person choose your product over its competitors?

TurboTenant, Innago and RentRedi are US products with no CRA T776 export, no Canadian Capital Cost Allowance handling, and no awareness of Ontario LTB, BC RTB or other provincial rent boards. Landlii covers all of that natively and is priced in CAD. It also has a modern, uncluttered interface built with Rails and Hotwire, so pages feel instant instead of loading a heavy single-page app, which matters when you are checking rent status from your phone.

Small Canadian landlords with 1 to 10 rental units who self-manage rather than hiring a property manager. They are usually landlords with a day job who need rent tracking, maintenance logs and a T776-ready tax export without the complexity or cost of enterprise property management software built for large portfolios.

What's the story behind your product?

Landlii's answer

Landlii started as a tool its founder, a Canadian landlord with three rental properties, built for himself. Every existing option was either American and ignored T776 and CCA entirely, or was enterprise property management software with a learning curve and price tag meant for firms managing hundreds of units. He built the rent tracking, maintenance and tax export workflow he actually needed, then opened it up to other small Canadian landlords.
