HomeAlmanac is a home maintenance and home inventory app for iPhone and iPad.
It holds the two halves of owning a house: the upkeep you need to stay ahead of, and the records you need to keep. Add your home once and HomeAlmanac builds a seasonal and recurring maintenance schedule around it, then reminds you before a task is due rather than after.
A home health score gives you one number for how caught up you are. Tap it to see what is overdue, what is coming, and what to do first.
Manuals, warranties, receipts and inspection reports live in one vault with full-text search that reaches inside scanned PDFs. Point the camera at an appliance nameplate and HomeAlmanac reads the model and serial number instead of making you type them. Warranties are tracked with an alert before coverage lapses, and Premium checks your equipment against published safety recalls.
Everything stays on the device. There is no account to create, nothing syncs to a server, and the app works fully offline. Export a full archive or a clean PDF whenever you want.
The free version covers one home with 20 documents, 15 appliances and 25 photos, and it does not expire. Premium is $5.99 a month or $39.99 a year, with a one-week trial, and adds unlimited documents, appliances and photos, recall alerts, cost and budget tracking, and service history. Lifetime unlocks Premium once for $99.99. Pro, at $79.99 a year, adds multiple properties.
HomeAlmanac runs on iPhone and iPad, with an Apple Watch app, home screen widgets and Siri shortcuts. It requires iOS 17 or later, and is available in English, Spanish and French.

It keeps the two things most home apps separate in one place: the maintenance schedule and the records behind it. A furnace filter reminder is attached to the furnace whose manual, warranty and receipt are already in the vault, so the task and the paperwork are never in different apps. Everything stays on the iPhone. There is no account, nothing syncs to a server, and the app works with no signal at all, which also means there is no service to lose access to later.

Home inventory tools are usually built for insurance and stop at a list of belongings. Maintenance apps handle chores and give you nowhere to file a manual. HomeAlmanac does both halves, and the free tier is a real one: one home, 20 documents, 15 appliances and 25 photos, with no expiry date and no card required. Upgrading is optional and does not have to be a subscription, since Lifetime unlocks everything once for $99.99. The other difference is where the data lives. Nothing leaves the device, so there is no account to be locked out of and nothing to migrate if a company folds.
