Not saying it works for everyone, but the system I have worked out for myself is strength training 3-5 days/week during my lunch break at work. I've started using a new fitness app, Fitbod (https://fitbod.me/). I've only logged a couple workouts so far but am a pretty big fan of the app right away. My favorite thing is that I can set up multiple "gyms" in the app and define what each equipment has in it (my crappy station gym vs my decent home gym vs the local commercial gym I go to) and have it auto-generate workouts for me. Start by looking on loopnet.com to see what commercial spaces in your area are going for. Remember, when looking at rent costs, there is often something called triple net (or NNN) which covers variable expenses for the landlord and can add another $1-2/sf/mo to your cost.
