CertShield reads vendor insurance certificates with AI โ€” so the liability never lands on you.

US property managers and general contractors are legally exposed every time a vendor's insurance lapses. Most track certificates (COIs) in spreadsheets, where expirations slip through and endorsements get missed.

CertShield automates the whole workflow:

  • AI extraction โ€” reads any ACORD 25 COI PDF: limits, dates, carriers, endorsements
  • Endorsement checks โ€” verifies CG 20 10 / CG 20 37 additional-insured forms and waiver of subrogation, not just the cert's front page
  • Requirements engine โ€” pass/fail against your rules, by trade and by property
  • Human review โ€” every uncertain result is verified by a person before you see it
  • Auto-chase โ€” email reminders to vendors and their agents (English + Spanish) before coverage expires
  • Audit trail โ€” append-only history and one-click compliance reports

Why teams switch: enterprise COI tools cost $8Kโ€“25K/year with annual contracts. CertShield delivers the same protection from $99/month, live in a day, no lock-in. Every plan starts with a free 3-certificate audit (24-hour turnaround).

Questions & Answers

As answered by people managing CertShield.app and UpKeep.

What makes your product unique?

CertShield.app's answer

Most COI tools only read the front page of a certificate. CertShield verifies the parts that actually protect you โ€” additional-insured endorsement forms (CG 20 10 / CG 20 37) and waiver of subrogation wording โ€” and pairs AI speed with human review: every uncertain result is verified by a person before it's published, and the customer always gives the final sign-off. We're also honest about limits: no tool can auto-detect a silent mid-term cancellation, so we mitigate it with agent confirmations instead of overclaiming.

Why should a person choose your product over its competitors?

CertShield.app's answer

Enterprise COI platforms like myCOI and TrustLayer cost $8,000โ€“25,000 per year with annual contracts and sales-team onboarding โ€” built for companies with thousands of vendors. CertShield delivers the same category of protection from $99/month, is live in a day, and has no lock-in. If you manage 20โ€“200 vendors and currently track certificates in a spreadsheet, CertShield is built exactly for you. Every plan starts with a free 3-certificate audit so you can see results on your own vendors before paying.

How would you describe the primary audience of your product?

CertShield.app's answer

US property management companies (20โ€“2,000 units) and small-to-mid general contractors who work with rosters of vendors and subcontractors โ€” plumbers, roofers, HVAC, landscapers โ€” and are responsible for verifying each vendor's insurance. Typically the owner, operations director, or office manager who currently tracks COIs manually.

What's the story behind your product?

CertShield.app's answer

CertShield started with a simple observation: a single uninsured vendor can turn into a six-figure lawsuit for a property manager, yet most small firms track insurance certificates in spreadsheets where expirations slip through and endorsements get missed. Enterprise tools existed but priced out everyone below the mid-market. As a solo technical founder, I built CertShield to give smaller firms the same protection โ€” AI does the reading, a human verifies the results, and the price fits an SMB budget.

Which are the primary technologies used for building your product?

CertShield.app's answer

Next.js and TypeScript on the frontend, Postgres for data, and Anthropic's Claude for AI document extraction โ€” with per-field confidence scoring and a human review queue on top. US-hosted, encrypted in transit and at rest.
