So I did a little bit of digging on auction.com's website, and it does seem like they have a "first look" program for basically everyone except investors. This house isn't coming up as a first look property though. I think I'm going to bid and hopefully not run into any issues. I guess the worst thing that can happen is I lose the EMD. I've bought several through Auction.com over the last 12 years. During the last down turn, there were deals on deals, everywhere. I know another poster touched on this but, you have to be prepared to pay the winning bid right then and there. I've never bought at a "in person" auction, which is most of what's listed on auction.com at the moment. It appears you have to bring a cashiers check with your max bid made... Yep, it could lead to good opportunities. You should be able to buy in all market conditions and keep moving ahead, barring Armageddon. I use a software called propstream and it gives you some market analytics per zip code. Its important to understand in real estate that markets while cyclical are very much not tied at a macro level, each little market is different and behaves different and are at different points... I am a drive by viewer as I stated earlier, I did not pretend to be an expert and I only mentioned what I saw. I also won an bid on auction.com for 650k which was 680k after their fee. My market estimate of the property was 750-800k and I budgeted in for repairs since it was sight unseen.
