Landlord here. (Small time, my house is a duplex so I only rent 1 unit). I've rented it to people moving to the area before, though. I do the video tour, and use cozy.co (now owned by apartments.com) to run the background check, upload a lease for tenants to sign digitally, and set up digital payments. Odd question but I used cozy.co for years to do my background checks and I like the service because the tenant paid for everything, I just sent a link to their email so there was 0 liability on my part. Cozy has been sold to apartments.com and has stopped providing this service. All other screening services I've found where the applicant pays for the screening HAS to come with a credit check and I dont want this... Source: over 2 years ago
If you didn't check credit/evictions that is 100% on you. You can have tenant do the entire process at their own cost through cozy.co. On the removal of tenants, I would typically remind them that once eviction starts it will be on record and they will likely never be able to rent again. Source: over 2 years ago

I completely agree, I think we have to write enough complaint emails to apartments.com to try to change their interface back to cozy.co. It was so mindlessly easy to use that website, I even got like 5 other people to use it. Now that they're gone it's just been a miserable experience using/seeking other sites. I used to use cozy.co and loved them, but they were recently acquired by apartments.com. I believe it's still free through apratments.com. There's a new service in this area that I found yesterday called Baselane.com. Haven't played with their system much yet. Source: over 2 years ago
I use cozy.co but it will vary with each landlord. If I get a complaint about cost I let users send a PDF of their credit karma reports, but that would be rare for other landlords. Source: over 2 years ago
Then make sure you checkout your applicants to the max. Check for court records (speeding is OK, eviction/criminal is not), do a Credit Check (student debt is OK, other debt not so much...) and check their job info, verify income, and call previous landlords and anybody else listed in references. Another +1 for cozy.co / apartments.com. I've used them for 4 years now. No fees, tenant pays for background check and credit check. Keeps track of expenses, decent reporting features. My only complaint would be the ACH is a little slow. I had a tenant auto-pay on the first, I'd usually get deposit on the 7th. You can pay something like a $3 fee to expedite by a day or two. You should accept an ACH method of payment. Services that do this for free for landlords are cozy.co or you can sign up with your bank, get a written authorization from the tenant and do the debits yourself.
