  • Pretty sure I'm in the midst of a rental scam
Landlord here. (Small time, my house is a duplex so I only rent 1 unit). I've rented it to people moving to the area before, though. I do the video tour, and use cozy.co (now owned by apartments.com) to run the background check, upload a lease for tenants to sign digitally, and set up digital payments. I'm not saying what their doing is wrong, but just telling you how I do it. Always listen to your spidey sense.... Source: over 1 year ago
  • Landlords need to start offering Credit reporting for responsible Tenants
I'm pretty sure cozy.co used to do that automatically, not sure if they still do now they are apartments.com. Source: almost 2 years ago
  • Landlords need to start offering Credit reporting for responsible Tenants
I think I remember cozy.co offering tenants the ability to report payments to the credit agencies. Idk if it is still offered since apartments.com took them over. Source: almost 2 years ago
  • Financially independent not sure if we can FIRE
Our job and 60-70% savings every year helped us to buy our primary home 6yr ago, then I got my realtor license to buy rentals or work as a part time realtor. I was not very successful as a part time realtor but used the license to buy our own rentals every year last 4+ years and saved $10-$15k commission towards down payment on each house. Also, I was able to rent and manage (all new properties and no maintenance... Source: over 2 years ago
  • [landlord US] I need a company that does background checks (only) that is not bundled with a credit report that the applicant pays for
Odd question but I used cozy.co for years to do my background checks and I like the service because the tenant paid for everything, I just sent a link to their email so there was 0 liability on my part. Cozy has been sold to apartments.com and has stopped providing this service. All other screening services I've found where the applicant pays for the screening HAS to come with a credit check and I dont want this... Source: over 2 years ago
  • Finally Happened: Bad Tenant Won't Pay
If you didn't check credit/evictions that is 100% on you. You can have tenant do the entire process at their own cost through cozy.co. On the removal of tenants, I would typically remind them that once eviction starts it will be on record and they will likely never be able to rent again. Source: over 2 years ago
  • Easiest Way For Tenant To Pay Rent
I fully agree. I used to love cozy.co. Apartments.com gets the job done and is free so I'm using it now, but Cozy felt.. cozier. Source: over 2 years ago
  • Easiest Way For Tenant To Pay Rent
Apartments.com formerly the cozy.co software has been great. All of my tenants seem to like the platform, even the ones that transfer to it. I can easily add bills, late fees, etc. Source: over 2 years ago
  • Easiest Way For Tenant To Pay Rent
Apartments.com (the former cozy.co) does this. Works really well. Source: over 2 years ago
  • Easiest Way For Tenant To Pay Rent
I completely agree, I think we have to write enough complaint emails to apartments.com to try to change their interface back to cozy.co. It was so mindlessly easy to use that website, I even got like 5 other people to use it. Now that they're gone it's just been a miserable experience using/seeking other sites. • Easiest Way For Tenant To Pay Rent
I used to use cozy.co and loved them, but they were recently acquired by apartments.com. I believe it's still free through apratments.com. There's a new service in this area that I found yesterday called Baselane.com. Haven't played with their system much yet. Source: over 2 years ago
  • How do landlords check a potential tenant's credit?
I use cozy.co but it will vary with each landlord. If I get a complaint about cost I let users send a PDF of their credit karma reports, but that would be rare for other landlords. Source: over 2 years ago
  • What are the risks of buying an overpriced home right now?
Then make sure you checkout your applicants to the max. Check for court records (speeding is OK, eviction/criminal is not), do a Credit Check (student debt is OK, other debt not so much...) and check their job info, verify income, and call previous landlords and anybody else listed in references. I use a free Landlord service (used to be cozy.co but just got taken over by apartments.com) to collect rent using... Source: over 2 years ago
  • [Landlord-US-CA] Do you use Zelle to collect rent?
We are new, started using apartments.com (RIP cozy.co). It works alright. I like it because I think it schedules the payment for the tenant automatically. I feel the rent takes about a week to reach my bank. Recent transaction for example,. Source: over 2 years ago
  • Replacement for cozy.co - RIP Cozy
I agree - I loved cozy.co and am not impressed with apartments.com. It's certainly not as intuitive as cozy.co. Source: over 2 years ago
  • Best method to collect rent payments online instead of physical checks?
Another +1 for cozy.co / apartments.com. I've used them for 4 years now. No fees, tenant pays for background check and credit check. Keeps track of expenses, decent reporting features. My only complaint would be the ACH is a little slow. I had a tenant auto-pay on the first, I'd usually get deposit on the 7th. You can pay something like a $3 fee to expedite by a day or two. I cash flow it just fine with my... Source: almost 3 years ago
  • [Landlord US-GA/CO] Cozy platform transition to Apartments
Apartments.com was doing business as cozy.co ... Cozy was super popular with independent landlords. Free service, well executed. I was with Cozy and just transitioned to Apartments.com - so far no issues at all. Source: almost 3 years ago
  • [Landlord US-CO] Rent to Someone With No Credit?
Payments on some platforms can be reported to credit agencies (cozy.co allowed tenants to have it reported, for example). Source: almost 3 years ago
  • [Landlord US] rental management tool recommendation?
I used to use cozy.co to manage my properties and tenants and I like how simple and fast cozy was. Source: almost 3 years ago
  • [Landlord - MA] Future landlord of a condo unit. Any advice or things to look out for?
You should accept an ACH method of payment. Services that do this for free for landlords are cozy.co or you can sign up with your bank, get a written authorization from the tenant and do the debits yourself. Paid property management software also typically offers this feature. Source: almost 3 years ago
  • [Landlord US-IL] Rental Application and Tenant Management Sites? Cozy isn't available for new landlords anymore.
Hello everyone! I recently closed on my first property, which has 2 apartments on the first floor, and I will be living in the 2nd floor unit. I've kinda lurked for awhile in preparation, but I've still got one remaining question! Do you all have any advice on choosing a website for rental applications and rental management? I noticed lots of people recommend cozy but they've since been purchased by apartments.com... Source: almost 3 years ago
