For these types of deals you can look at sites like realtymogul.com, crowdstreet.com, fundrise.com, and realcrowd.com. FYI, 15% is a tad low for self storage investment as a limited partner. You can find one on crowdstreet.com right now for 16%. I have no connection with Federal Storage but they're a well known and very experienced self storage operation. Source: over 2 years ago

Most 401k's have very limited investment choices - certain families of mutual funds, most being quite broad. That's fine for the slice of savings / investment that most folks are allocating to them.
