So if I understand correctly, FICO 2/4/5 are used for mortgages. I then tired to dig deep into my report and got a free weekly trial from credit.com to see all other FICO scores. From 3 bureaus. And as per credit.com, my credit age and account mix ratings are either C or C- category (across all 3 bureaus). All other factors have either A or A+ (if that matters). Source: about 1 year ago
I opened an account on credit.com, like you said, and canceled immediately. Credit.com shows my FICO 9 score as 668. It also shows that I have 2 negative records. They are both the same collection that I mentioned in my original post (2 different bureaus). Source: about 1 year ago
One potential solution is to limit showing to one day of the week, then give applicants a chance to apply on the spot (a service like mysmartmove.com that they pay for can give you a fast response) and allow them to make their deposit and sign a lease the same day. Source: 12 months ago

I have just sent out my applications to the grad students from myrental.com. I chose my myrental.com simply because I see that it costs a little less than mysmartmove.com . I'll type slow... mysmartmove.com You create an account, when applicants give you name and email, you fill out that info on the website. The applicant pays the fee, enters their SSAN and verified their ID. Then, you get a report on their pay, credit and criminal history based on TransUnion searching them. You never see their SSAN.
