I think we'll continue to see an increased use of AI, such as for texture synthesis (including PBR material maps). There are pretty interesting services you can try out such as BariumAI. However, I think AI texture synthesis works best to create materials that don't exist in real life, or only in limited form. Details details. -add some depth to the windows, they're generally recessed about 70mm; (however, you said the images are according to a drawing, so they might be fine.) -consider chamfering the edges of the white concrete to remove the hard edge; -get high res textures for your materials and make sure their scale is correct.
