You might try any of the property management companies. Sometimes houses aren't listed for various reason on zillow or rent.com. My rental was initially listed on zillow but pulled after a week and there was a qualify tenant that apply. They decided to pick a different place but I still had people applying to rent through the PM. That estimate seems really low and definitely doesn't reflect downtown. That being said, I've noticed the prices of downtown apartments has really increased substantially in the past year. A bunch of them also use this weird pricing method where prices go up a lot during big move in times. I like clicking around hotpads.com just for fun to see what's around but I have never found any really good deals there. Just fun to look at the photos and laugh at how expensive everything is.
