Start by looking on loopnet.com to see what commercial spaces in your area are going for. Remember, when looking at rent costs, there is often something called triple net (or NNN) which covers variable expenses for the landlord and can add another $1-2/sf/mo to your cost. I make $2,000 per month after tax, healthcare and 401K. I pay car insurance, private student loans (and federal will come due soon), phone bill, gas and a gym membership, totaling $1,140 / month. "Shelter" which is comprised of "Rent" and "Owners Equivalent Rent" (OER) has a 35% weighting in the headline CPI number - higher in the Core CPI number. In May, the BLS reported YoY Shelter inflation of +8.0% which was comprised of +8.7% on Rent and +8.0% on OER.
