Start by looking on loopnet.com to see what commercial spaces in your area are going for. Remember, when looking at rent costs, there is often something called triple net (or NNN) which covers variable expenses for the landlord and can add another $1-2/sf/mo to your cost. Hit peerspace.com - find some place that looks like it could maybe fill in as a wedding or reception venue. Find some models or better a couple that can't afford a proper engagement shoot (or have already gotten married and didn't get that the first time around) - basically you need someone who can bring their own finery. Check peerspace.com - there are some cool options there like speakeasies, clubs, etc that you can rent by the hour.
