Back to the 'how much house can I afford', I saw one on NerdWallet, its numbers were all over the place, another simple one calculator.net here, claims the house we can afford is $471,778 (and $31,000 down). We found a new build with incentives and rate buy down that essentially will be 463,000 some odd, after the pmi up front for the FHA loan, our rate is 6%. So financing like $437,000. I just wanted to say, for anyone reading this far: this is the sort of thing you can hire a programmer to whip up for you to carry around on your phone. u/dark_rug just up and did it, but for anybody else finding themselves with a little spreadsheet to do calculations that they want to work on their phone or in the browser, you can go to a service like upwork.com and put out a request for bids from contract...
