Selling vs. Renting (please read all the way to the end)

    So this is a weird question at this point in history. My husband's income increased twice *during* the pandemic. My income was mostly stable. We are working on cleaning up credit, and may be able to move to a house that better suits our needs as early as later this year, but there is a slight issue. This house was sold to us for 90K. It is of a size (1600 sq feet, 2 bdrm, 1 bath) that would be a wonderful starter home for a small family, but there is a person buying up available houses in our area to rent at what I feel are premium prices. How does one sell a house ethically so that a landlord or corporation doesn't buy the property? Is it doable? Is it better to rent it ourselves? If so, how do we decide a reasonable rent at that point? Zillow says its worth 236k, realtor.com says 221k, chase.com says 214k. I don't think small families could afford that. I don't want to contribute to the housing crisis, but not 100% sure how to go about being part of the solution.
