I tried poking around but I can't find a way on realtor.com to limit the price of the homes viewed (or type to exclude condos and townhomes) and still get an average price per square foot. Also, realtor.com doesn't show historic value, only the current asking price of the homes for sale. Which is why I prefer zillow.com when trying to do this sort of comparison.

What does all this data mean? Well, we know glendale is in higher demand (with lower supply) than pasadena. Yet somehow pasadena's price per square foot is slightly higher on realtor.com. This shouldn't be the case due to the laws of supply and demand. I've pointed out a few places that could be skewing the numbers, but that's not conclusive nor is it an exhaustive study - just me clicking around for five minutes on a couple of websites. Frankly, I think we'd need to hire a professional realtor to do their comparable workups in order to be more sure, and I doubt either of us is willing to do that to settle this debate.
