You can check zillow.com to see if the address exists. Whether or not it's registered with the post office is the next matter, but checking to see if there really is a house at that address will give you an idea about how to approach your customer.

Stamps.com

I usually double check I got it right first, against the address in Etsy (but I use stamps.com to ship so I have to cut and paste - if you are going through Etsy Labels then you don't need to do this.).
